Joel KanEconomista de la Asociación de banqueros hipotecarios (MBA por sus siglas en inglés) señala:

“Las solicitudes para la compra de las viviendas continúa recuperándose de la considerable caída en abril y ahora han aumentado durante cinco semanas consecutivas… Las solicitudes de compra del gobierno, que incluyen los préstamos de FHA, VA, y USDA, son ahora un 5 por ciento más altas que las del año pasado, lo que es un cambio alentador después de la deficiencia vista durante los últimos dos meses”.

Además, según Google Trends, que anota términos de búsqueda en línea, las búsquedas de bienes raíces aumentaron de 68 puntos la semana del 15 de marzo a 92 puntos la semana pasada. Como podemos ver, más compradores potenciales están buscando casas virtualmente.

¿Cuál es la oportunidad para los compradores?

Otra razón por la que los compradores están regresando al mercado, incluso con el desempleo forzado y las ordenes de permanecer en casa, históricamente las tasas hipotecarias están bajas. Sam Khater, Economista principal de Freddie Mac indica:

“Por cuarta semana consecutiva, la tasa hipotecaria fija a 30 años ha estado por debajo del 3.30 por ciento, lo que da a los compradores potenciales una buena razón para seguir comprando incluso en medio de la pandemia… A medida que los estados reabren, estamos viendo que la demanda de compra mejora notablemente rápido, ahora esencialmente plana en comparación con el año pasado”.

Con tasas hipotecarias en niveles tan bajos y los estados poco a poco empezando a reabrir, hay más incentivos que nunca para comprar una casa este verano.

Según el ‘Weekly Economic and Housing Market Update’ de la semana pasada de realtor.com:

El inventario semanal de las viviendas mostró un endurecimiento continuo. Las casas para la venta nuevas disminuyeron un 28 % en comparación con el año pasado, a medida que los vendedores se enfrentaban a la incertidumbre y dudaban en poner las casas en el mercado.
